Remote Training (RT) Sites are parcels of private property leased by the government from landowners for Non-Exclusive Use by military aircraft in support of Fort Novosel’s flight training mission. Lease agreements are for 1 year with 4 option years. (Leases are renewed every 5 years). Landowners are permitted to continue conducting various types of activities on the land, providing it does not persistently disrupt flight training. Nothing in the agreement prevents landowners from entering into other lease agreements.
- Minimum 3 acres of relatively flat, cleared pastureland.
- Located within the Fort Novosel Terrain Flight Area. (See attachment)
- Rural setting away from residential areas. (Site needs sufficient standoff distance from residential structures when considering available landing/takeoff directions).
- Available for use, day and night, seven days a week. (Normally used Monday-Friday, 7:30 am to as late as 1:00 am).
- Grass area free of hazards to aircraft landing/taking off. (A limited number of dirt areas are needed to support dust landings) . Potential hazards will be identified by Fort Novosel personnel during aerial recon and site visit).
- Free of endangered and/or threatened species.
- No known burial grounds or artifacts.
- No history of solid waste disposal or significant petroleum spills on the land.
- Accessible by ground vehicles. Gate width 19 feet, height clearance 16.5‘ (i.e. branches and limbs), and no 90° turns at gates. If gate(s) are to remain locked, and landowner is not readily available to allow access to ground vehicles, a key must be provided to Fort Novosel.
- Maintenance: leased area to be mowed once a month during the months of April – October (growing season). The lease rate will include a specified amount for mowing should the landowner choose to complete this task.
- Landowner activities on leased land such as hay bailing, livestock transfers, etc. can be accommodated through coordination with Fort Novosel.
- Allow markers to be placed on ground to identify landing area (tires with reflective dome in the center).
- Allow sign to be erected identifying the entrance into the site. Sign must be visible from the road, but not within the right of way.
- Lease Rates (Land) Per Acre: determined by Market Rent Value set by USDA.
- Lease Rates (Mowing) Per Acre: determined by US Army Corps of Engineers (CoE).
