The City is soliciting SOQs from CM/GC firms to provide CM/GC services for preconstruction and construction of the Yukon-Kuskokwim (YK) Community Center expansion. The City has received grant funding for the design and construction of an expansion of the YK Community Center. As the grant funding is limited, the anticipated improvements are expected to include a 86-foot x 140-foot enclosed building, with open, high ceilings to accommodate an approximately 75-foot x 135-foot court surface (1 full-size high school basketball court lengthwise, and 3 middle school courts crosswise) with a small perimeter edge and ~8-foot of bleachers, two small bathrooms, storage, and boiler/HVAC room off the gym. Improvements to the existing lobby space to accommodate seating for computer use stations/private health monitoring lab. The City, with the assistance of a design consultant (Architects Alaska), is in the process of preparing design plans. The design phase is currently in the schematic, 35% phase. Plans from the 35% design can be found in Attachment Attachment 2. The City will procure a separate Independent Cost Estimator (ICE), with whom the City and the CM/GC will collaborate with throughout the design phase of the Project. The grant funding contains completion requirements: the construction must be completed within 2026 so that funds can be fully expended by December 31, 2026.
