1. Las Animas Fire Station (approximately 1,500 square feet) a. Kitchen & Living Space • Demo wall connecting kitchen/living space and dormitory. • Build new wall approx. 6’ into dormitory space. • Demo all cabinetry, countertops, and bar wall. • Build kitchen into L-shaped and keep open to living space. • New countertops and cabinets. • Need to create room to add kitchen table. b. Dormitory & Laundry Room • Demo temporary walls and build at least 5 individual rooms and one laundry room. Laundry room needs to be fully closed off due to noise. • Add drop ceiling to cover skylights and HVAC duct work. • Extend HVAC duct work to each individual room. c. Bathroom • Remodel shower space and stall space to create two private showers and two stalls. • New sinks, cabinets, and wall tile. Convert flooring to polished concrete or product of similar nature. 2. Chestnut Fire Station (approximately 1,200 square feet) a. Shower Room & Bathroom • Full demo of locker storage room. Convert space into four private shower stalls. • Demo tile from bathroom. Replace wall tile with new. Convert floor into polished concrete or product of similar nature. • Demo shower and add toilet stall in its location. b. Dormitory • Demo partition walls. • Demo windows and fill-in to reduce light into the space. • Redesign layout to create at least 6 private rooms. • Add drop ceiling to cover up exposed conduit and HVAC duct work. • Extend duct work into each of the newly created rooms. c. Kitchen • Fully demo wall with sink. • Turn into L-shaped kitchen with sink and dishwasher along short wall. • Add cabinets to extend storage on long wall. • New cabinetry and countertops. d. Flooring • Remove flooring throughout fire station and replace with polished concrete or product of similar nature. 3. Requirements a. The Architectural Consultant shall be a CA licensed architect experienced in public agency facilities such as fire stations. b. An environmental subconsultant with expertise in Asbestos abatement will be required. c. The Team may include an experienced licensed civil or structural engineer for the structural analysis work and a mechanical engineer for the MEP scope. 4. Services & Deliverables a. 100% Construction Documents in compliance with: 2022 California Building Code (CBC), 2022 California Mechanical Code (CMC), 2022 California Plumbing Code (CPC), 2022 California Electrical Code (CEC), 2022 California Fire Code (CFC), the 2022 California Energy Code, and the 2022 California Green Code, including milestone submittals (30%, 60%, and 95%). b. Environmental/Asbestos assessment and recommendations (if necessary). c. Renderings for presentation purposes. d. Project Coordination & Project Management. e. Review Submittals and Construction Support. 5. Schedule a. Architectural Consultant shall start work in May 2025. b. PS&E shall be complete by October 2025. c. The City shall review the construction documents at 30%, 60%, and 95% milestones. d. City will be provided up to 3 weeks to review each milestone submittal. e. City will solicit construction bids and hire a contractor in November 2025, and contractor shall start work in February 2026.
