Selected firms will be required to provide a range of services similar, but not limited to, the scope of services listed below. Firms shall describe their experience, approach, and qualifications working with public sector clients for each of the following: A. Describe how key personnel would develop a working relationship with City staff and demonstrate experience providing services to municipal government by highlighting areas of sensitivity. B. For leasing transactions (e.g., leases, renewals, extensions, expansions and/or subleasing), please describe the process your firm would employ for completing the following tasks: 1. User Needs Assessment 2. Market Research a. Include a sample market research package. b. Comparable properties/referral sites. c. In-house and/or third-party market research programs. d. Available inventory tracking system. 3. Proposal Solicitation a. Include a sample proposal that would be sent to property owners. b. Detail how your firm would analyze the property owner's proposal and include sample evaluations. c. Describe how your firm would secure the technical capabilities to evaluate building systems (i.e., mechanical, electrical, plumbing). d. Describe the methodology your firm would use to compare, contrast and summarize the various alternatives of leasing options. e. Describe the methodology your firm would use to control lease-related costs during the entire term of the lease. 4. Document/Lease Review a. Provide a marked-up draft of a lease or an amendment as a sample of a document that would be submitted to the City for approval. b. Which provisions warrant your firm's utmost attention in its review of a contract? 5. Negotiations a. Explain how you envision negotiations being conducted by your firm and any other technical evaluators assisting you in the process. b. Discuss the points during the negotiations at which your firm would involve a City representative. c. Demonstrate to City staff how your firm's negotiations have resulted in the best possible transaction. 6. Design and Construction a. If applicable, describe your firm's experience with arranging and overseeing the design and construction of leasehold tenant improvements, in conjunction with various City departments having regulatory or business interests in the project.
