Specifications include, but are not limited to: Proposers interested in providing CMGC services, herein referred to as Construction Manager, will partner with the Department’s design team on this Project. As part of the Project team, the selected Construction Manager may provide input on schedule, phasing, constructability, cost and estimates, value engineering, and plan review throughout the design process. In addition to aiding the design process, the selected Construction Manager will be asked to prepare and submit a proposed price for the labor, equipment, and materials that will be required to construct the Project based on the design process, plans, specifications, and estimate packages after the Office Engineer review of the Project. If the proposed price is accepted by the Department, a Construction Contract will be issued to the Construction Manager after the completion of the preconstruction phase so that construction of the Project can begin. If the proposed price is not accepted by the Department, the Department, in its sole discretion, reserves the right to end the Construction Manager’s participation in the project development process at the completion of the design phase and advertise the Project. Although the selected Construction Manager will be contracted for both the design and construction services of this Project through this selection process, the selected Construction Manager is not guaranteed to receive a Construction Contract to perform the construction if services are terminated at the completion of the design phase.
