Specifications include, but are not limited to: 1. Develop, equip, operate and maintain a historic-style fine dining restaurant and gentleman's saloon concession that creates and perpetuates as closely as possible the Victorian era of Columbia (from 1870-1879) during the California Gold Rush, hereinafter referred to as the "Interpretive Period", with a variety of innovative, interpretive and educational products and services that preserve, restore, reconstruct and interpret the original historic landscape, features, buildings, objects, people, customs and activities. Concessionaire will provide a fine dining experience for walk-in, advance reservation customers and orders to-go. 2. Pay as annual rent the amount presented in the proposal, which, at a minimum, shall be the greater of nine thousand dollars ($9,000) or three (3) percent of annual gross receipts. 3. Implement the Operation Plan, Facility Plan, and Interpretive Plan as described in the RFP, Section 3, the Proposal that clearly demonstrates the proposer’s plan to provide accessible services and facilities that comply with Federal, State, and Local accessibility guidelines. The plans will become exhibits of the final concession contract subject to State review and approval. 4. Maintain the premises, facilities, furnishings, and equipment in good condition in accordance with State standards and concession contract provisions. 5. Provide a continuing Performance Bond in the amount of one-year’s annual rent as bid, with CPI adjustments. 6. Pay for all taxes applicable to the operation of the concession, including possessory interest taxes, and all utility services as required by the concession contract. 7. Provide and maintain valid insurance as required by the concession contract, including but not limited to: commercial general liability, worker’s comp, and property insurance.
