Specifications include, but are not limited to: The California Department of Food and Agriculture Center for Analytical Chemistry (CAC) located at 3290 and 3292 Meadowview Road, and the Plant Pest Diagnostics Center (PPDC) located at 3294 Meadowview Road in Sacramento requires a contractor to provide HVAC mechanical maintenance, and monitoring of fire, security and environmental control systems at Meadowview Complex. The CAC Scope of Work (SOW) is predominantly a mechanical preventative maintenance and security and fire monitoring and maintenance. The PPDC’s SOW requires the Contractor to provide a full time on-site technician, and an all-inclusive mechanical maintenance service and security and fire monitoring contract. The PPDC onsite technician’s responsibility is to maintain and monitor the PPDC equipment only. This technician will not do any preventative maintenance or repairs at the CAC. Contractor shall provide all labor, parts, equipment, materials, supplies, test equipment, tools, and services necessary to perform routine preventive maintenance on all equipment and associated devices related to the heating, ventilating, air-conditioning, and control systems. YORK AND MCQUAY EQUIPMENT, COMPRESSORS AND ASSOCIATED EQUIPMENT 1. Annual Winter Maintenance – Once a year (February), perform a thorough preventive maintenance, which include the following: a) Inspect and test general condition and overall operations b) Inspect and test unit thoroughly for refrigerant leaks and repair any leaks found c) Inspect, test and calibrate safety and operating controls d) Verify AMP draw against plate limitations e) Inspect and test operating voltages f) Meg test compressor motor g) Inspect, test, clean and tighten all electrical terminals; inspect and test contacts for wear, replace if needed h) Inspect and test oil level in compressor and add or replace as needed i) Clean and tighten motor terminals and control panel terminals j) Inspect and test crankcase heater k) Inspect and test external interlocks, flow switch, pumps and fans, adjust as needed l) Adjust and replace belts as needed m) Inspect and test for any abnormal noises, smells or vibrations and make corrections accordingly n) Maintain complete operating log and record operating temperatures, pressures, and voltages 2. Routine Preventive Maintenance - Three inspections (April, June and September) during the operating season shall be performed, which include the following: a) Maintain a complete operating log and record operating temperatures, pressures, voltages and amperages; record when and what services have been performed.
