Specifications include, but are not limited to: Commercial Planning, Analysis, Strategy and Transactional Services • Conduct commercial planning and analysis, and devise charts and graphs to represent findings; • Conduct analysis of real estate transactions, property management, and other transactions; • Advise and assist with development leasing strategy including structuring lease term sheets to meet department goals and objectives; • Assist with negotiations of real estate transactions; • Assist with acquiring and disposing of property interests by using sound judgment, knowledge of real estate practice, acquisition/disposition procedures, local, state and federal codes and eminent domain laws; and • Negotiate terms of use for parcels on multiple projects; interpret contracts, leases, construction plans, right-of-way maps, architectural and engineering drawings, appraisal reports, and title searches. Technical Real Estate Professional Services • Review legal descriptions, right-of-way maps and construction plans; • Prepare and review instruments of conveyance and related documents for proper form, accuracy and completeness; • Secure documents necessary to provide clear title and conduct investigative discussions with purported owners or representatives; • Maintain and monitor project files, information, project reports, contact records, instruments and contract provisions; • Track all assigned projects through the Real Estate Management Division’s computer program tracking system; • Assist with Geographical Information Systems, graphic design, cartography, and other related database, spatial and analytical tools for real estate, and other contracts; and • Prepare process flow documents and procedure manuals for staff and tenant use; and prepare technical written reports using Word, Excel and PowerPoint. Proposals will be considered even if a firm can provide only a subset of these tasks/services.
