Group A: Parking lots limited to designated tenant parking (e.g., Pier 9, Pier 26). Group B: Parking lots limited to tenant employees and members of recreational organizations who need parking close to slip access, clubhouse, etc. (e.g., South Beach Harbor, Pier 40) Group C: Parking lots rented by transportation and industrial businesses who need a safe and accessible location to park their vehicles when not in use (e.g., Pier 90, Pier 94, Pier 96). All Groups will require the following services: Enhance the tenant parking experience through regular site monitoring and responsive enforcement. Facilitate awareness of parking conditions and availabilities for the Port and its affected tenants. Ensure management access and occupancy of parking facilities is consistent with agreements between the respective Port tenants and the Port Enforce violations of the parking standards and regulations, as outlined with the parking agreement Communicate and coordinate with emergency services (Police, Fire) for vandalism/burglaries/other crimes, safety hazards, emergency services Responsively address and remediate substandard conditions for both pre-existing conditions and conditions arising after the commencement of the contract: pavement, lighting, etc. Sufficiently staff to provide coverage for regular employee vacations and absences. Facilitate awareness of parking conditions and availabilities for the Port and its affected tenants. Expand the Port’s diversity in parking lot operators, through increased opportunities and outreach to marginalized communities. Collect information on needs and behaviors of parking space occupants to help the Port manage its assets. Group A Additional Requirements: Check for visible tenant parking passes during regular business hours, as outlined in the parking agreement Cite and/or tow non-permitted parkers. Group B Additional Requirements: Check tenant and membership parking passes during regular business hours and evening hours Provide parking services on an as-needed basis for special events outside regularly scheduled hours Provide valet services for special events Restricting access to certain parking lots or portions of a parking lot associated with Port needs, such as for game-day television broadcasting. Communicate regularly and in a timely way regarding special event scheduling with tenant/membership Group C: Monitor parking facility for compliance with intended use Enforce rules pertaining to safety, use, access, and impacts on adjacent spaces Maintain a waitlist for oversubscribed lots to assist with facilitating turnover Manage delinquent accounts and non-working vehicles
