Occupancy: Sole tenancy is preferred but other occupancy will be acceptable if private entrance and adequate parking are available. Must not be accessible from other non-government suites.
Adjoining Usages: Must not be within 250 feet of a bar or store that distributes for sale, alcoholic beverages or tobacco products or paraphernalia or a distributor of marijuana products or paraphernalia.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
The Government currently occupies medical office space located in a building under a lease in Clearlake California that will be expiring. The Government is considering alternative space if economically advantageous. In making the determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, proximity to other related Government Health Care Services, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.

Expressions of interest must be submitted to the above address by 5:00 p.m. (PST) on
August 19, 2024, and must include the following information:
Building name and address along with the location of the available space within the building.
Available rentable square feet, and expected rental rate per rentable square foot, fully serviced.
ANSI/BOMA office area (ABOA) square feet to be offered and corresponding Rentable Square Feet (RSF) and expected rental rate per RSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.
Building ownership information
Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking.
Energy efficiency and renewable energy features existing within the building.
List of building services provided.
FEMA map evidencing the property lies outside the 100-year floodplain.
A narrative and map describing proximity of the building to the nearest bus stop and other major transportation routes.
Any information related to title issues, easements and restrictions on the use of the building.
The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
