Sources Sought Notice Sources Sought Notice Page 3 of 3 Sources Sought Notice *= Required Field Sources Sought Notice Page 1 of 3 The Department of Veterans Affairs currently leases 6,595 rentable square feet (RSF) of space at 4020 N. 20th Street, Suite 110, Phoenix, AZ 85016 known as the Phoenix Vet Center. The Phoenix Vet Center s Lease expires on September 15, 2026. The Department of Veterans Affairs (VA) intends to continue occupancy in accordance with (IAW) the authority outlined in General Services Administration Acquisition Manual (GSAM) 570.402 Succeeding Leases. However, the VA is interested in considering alternative space if economically advantageous, and that otherwise the VA intends to pursue a sole source acquisition. The VA will take in consideration the cost of moving, alterations, and other factors when determining whether to relocate. The VA will require any alternative space being offered to meet the following criteria: A lease for up to a five (5) year firm term; Occupancy is required by September 16, 2026; Offered space can be on no more than one (1) floor; Shall provide at the minimum of 6,595 rentable square feet (RSF); with a maximum of 6,595 RSF; On-site parking for a minimum of 18 vehicles is required, of which at least two (2) spaces must be ADA compliant; Proposed property shall not be located within the 100-year flood plain; Proposed property shall be seismic compliant IAW the Interagency Committee on Seismic Safety in Construction (ICSSC) standards and; The proposed property must be within the delineated area as follows: North: E. Camelback/ South: E. Thomas Blvd / East: Pullman Street / West: N. 7th St. To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement: Proposed Property address with a map showing property within the delineated area. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Documentation delineating offerors ability to meet all the Governments requirements identified in this announcement. Amount of space offered. Cost. i.e. dollar per square foot. Number of parking spaces. Note, the above figures are minimums, there is no maximum. Date space is available. Other pertinent information that will help the VA determine if relocation will be economically advantageous.
