3975 24th Street Rehab 2024 includes one R-2 M residential Type V building comprising of 3 residential units and 2 commercial units of affordable housing: 3975-3977 24th Street – 3 stories with 3 residential units and 2 commercial spaces The selected General Contractor will contract with the Sponsor. The Sponsor will provide Supportive Services and Property Management and contract with all required consultant, design, and construction professionals to achieve the scope of work detailed below. The property is owned by SFCLT and the project is being funded through an acquisition with MOHCD through the Preservation and Seismic Safety Program (PASS) and other local funds. The Rehab work is three-unit renovations of varying scope, interior common area paint, and windows replacements. ● Interior common area repaint ● Unit renovations Unit #1 & #2 full, Unit #3 minor repairs ● Exterior stucco repair and repaint of front façade ● Abatement of asbestos shingle siding at rear facade, installation of new siding o Include allowance for building wrap, as needed ● Window Replacements, replace 5 windows o Repair all other wood windows in-kind o Replace deteriorated windows ● Scaffolding to be included by General Contractor
