Summary of Specifications:
The County is intending to develop several projects over the next few years. This current project generally consists of:
a. A complete gut and remodel of the existing Courthouse Plaza Building which currently houses several County Administration functions. The intent is to strip it down to the structure and skin and then develop a more flexible and efficient layout. b. At the same time, we intend to construct an addition to the Courthouse Plaza Building. This addition is intended to be approximately 20,000-26,000 sf based on our preliminary programming. It would also include an underground parking garage. c. The goal of the project is to: i. Provide adequate, flexible space for the Sheriff Dept. Their current space in the Courthouse is less than half of what they need. ii. Provide adequate, flexible space to allow the Assessor and Treasurer’s offices to move out of the Courthouse. iii. Provide adequate, flexible space for the County Community Development Dept which is currently housed at City Hall. iv. Provide adequate, flexible space for all other county administration functions currently located in the Courthouse Plaza Building. v. We have made no pre-determinations as to which departments should be in the new addition vs in the remodeled space.
vi. Once the Treasurer, Assessor and Sheriff are out of the Courthouse, we should have adequate space for the Courts, District Attorney and Probation in the Courthouse. Any remodel required in the Courthouse will be a future project and is not part of this scope. vii. The selected CM/GC may also be used for small remodel projects as needed for the temporary relocation of departments during this new construction. These would be negotiated on a case by case basis.
Sustainability and energy efficiency are very high priorities for this project, and the County intends to design and construct a highly efficient and sustainable building. With regard to LEED/Green Globes/Sustainable design standards the County has not made determinations as to any specific project certification goals. Early in the design process, our intent is to work with our design team, internal project team and the Board of County Commissioners to identify the opportunities available to us and to establish the ultimate energy efficiency and sustainability goals for the project.
Meet with team three times during Design Development (DD) phase and one time during Construction Documents phase (CD) recommendations on sustainable design solutions and alternatives. LEED NC is anticipated for use as a framework, but recommendations should not be limited by LEED criteria. Projects are not seeking LEED certification at this time however the Board of County Commissioners has ask that we prepare and present a list of sustainable options that could be considered on this project. Include 1 trip for this presentation.
