Specifications include, but are not limited to: The work involved is for the roofing replacement and recover of various roof areas on the McBride Hall Building. The roof areas that are to be addressed are referenced as numbered “Decks” as defined on the construction document roof plans. The following provides a brief description of the base bid work. The Deck 1 roof is to receive a repair along the south central roof perimeter. The existing gravel surfaced asphalt Built-Up Roof (BUR) system shall have the gravel surfacing spudded off in an area approximately 180 sf in size. Any uncovered defects in the roofing or flashings will then be repaired with roof cement and fiberglass felt applications. The removed gravel will then be reset in asphalt emulsion roof coating. At Roof Decks 2, 3 & 4, the existing insulated modified bitumen roof systems shall be removed to the surface of the concrete decking. The existing insulation is tapered. Associated sheet metal and asphaltic flashings and counterflashings shall also be removed. A new tapered insulation system is then to be installed and covered with an adhered 60 mil EPDM roof membrane system. New EPDM and sheet metal flashings and counterflashings shall also be installed. A manufacturer’s 20 year leak free warranty covering labor and material at a no dollar-limit shall b required upon completion. The roofs for the specified building include three (3) “High Roofs” in need of immediate replacement and various places on the main low roof in need of repair. The overall age of the present roof and inconsistency of the upper and lower roof decks pose roofing challenges. This building is now at a point where it is in need of immediate attention. Noticeable water damage can be observed in areas of interior rooms, common areas and offices. Depending upon the area, there have been instances where Otero College was unable to conduct normal business due to damage/wet areas or ceiling tiles falling out from water leakage. COAT EXPOSED PERIMETER FLASHING WITH RUBBERIZED ASPHALT ROOF CEMENT & MESH 3 COURSE REPAIR 8" WIDE. COAT REPAIR WITH ALUMINUM ROOF COATING. 4. SET NEW MODIFIED BITUMEN GRANULE SURFACED CAP SHEET DRAIN FLASHING 3'X3' REPAIR. SET SHEET IN A BED OF ROOF CEMENT & RESET CLAMP RING. 5. RESET GRAVEL IN REPAIR AREA IN A POURED ROOF COATING FILM.
