• Base Bid Scope of Work – o This project is for the roof replacement of existing in-scope, low-slope roof areas on the Red Rocks Community College East Wing Building (Phase 2 of 2) totalling approximately 45,330 square feet of roof area (roof areas to be measured and confirmed by bidding contractor during mandatory bid walk), which includes the removal of the existing ballasted roof systems down to the corresponding roof decks and installation of a new 60-mil fully adhered black EPDM membrane over new coverboard, insulation, and base sheet, with new EPDM flashings and new sheet metal (fascia metal, perimeter metals, counter-flashings, roof jacks, etc.) as shown per deck assemblies on the drawings. • Roof Accessory Option #1 (RAO-1): o In lieu of the proposed 60-mil EPDM membrane, furnish and install a new 90-mil black EPDM membrane fully adhered to the proposed base bid roof assemblies at all in-scope roof areas. • Roof Accessory Option #2 (RAO-2): o In lieu of mechanically attaching a new base sheet to the existing lightweight concrete – remove and dispose of the existing lightweight concrete down to the existing full strength concrete roof deck and install a new fully adhered, tapered insulation roof assembly with a new fully adhered 90-mil EPDM membrane, at all in-scope roof areas. • Unit Pricing o U1 Provide unit price for replacement of one (1) full cast iron roof drain assembly (Per Drain). o U2 Remove and replace hard-lid gypsum ceiling (minimum 5/8”) as required for new drain plumbing, if damaged during installation (Per 32 SF). o U3 Repair damaged concrete deck per specification requirements (Per 25 SF). o U4 Remove, replace and repair wet/damaged LWC per specification requirements (Per 25 SF). o U5 Installation of new 20-gauge L-metal for perimeter edge support (Per 3”x3”x10’-0” sheet).
