The Town of Wethersfield (Town) and the Wethersfield Historical Society (WHS) are seeking proposals from qualified architecture and engineering firms in regard to the Old Academy renovation project, located at 150 Main Street in Wethersfield. The Town owns this building and has a long-term tenant, the WHS. The Town is seeking consulting services for mechanical, electrical, and plumbing engineering services in addition to architecture services for the development of updated systems that will provide appropriate HVAC and humidity control for the building and archival materials and records. Architectural services are being requested for an updated design and layout of the space that will suit the needs of the WHS. The Consultant will: 1. Conduct a preliminary project kick-off meeting with Town of Wethersfield and Wethersfield Historical Society staff to discuss needs, expectation, and a project schedule. 2. Production of mechanical, electrical and plumbing engineering drawings necessary to upgrade the current systems: a. HVAC design for the first & second floors to provide mechanical ventilation and humidity control (lowering humidity is a high priority need within the building) b. HVAC design for the archival vault to provide heat, cooling, and humidity control (hi and low) c. Electrical design for the cooling needs to potentially include new three phase service. Note: sized so an elevator could be added later. d. Electrical design for all new LED lighting e. Code required emergency lighting and exit signs f. Plumbing design limited to ADA bathroom updates g. Assess the sprinkler system and make a recommendation 3. Schematic Design a. Measure and document the building based on any existing plans and on-site measurements captured by the consulting firm b. Meet with Town and WHS staff to discuss needs and new conceptual layouts and configurations. At the end of this phase there should be defined schematic floor plans c. Prioritized list of recommendations for the appropriate treatment of deteriorated historic elements. Recommendations must be consistent with the Secretary of the Interior’s Standards for the Treatment of Historic Properties, consider the potential impact of recommended treatments, and avoid significantly altering the property’s historic character and context. 4. Design Development a. Development of in-depth designs of the schematic design with respect to materials, construction, detailing, etc. 5. Contract Documents a. Documentation of the project’s design in the form of drawings and specifications. These documents will be used for obtaining any necessary permits and competitive bids from contractors i. Architectural drawings ii. Mechanical/Electrical engineering drawings b. Assistance with document submission to the Building Department and Fire Marshal 6. Cost estimates and/or a proposed budget in the report a. The consulting firm will provide clear cost estimates based on the final construction documents
