The City seeks proposals from qualified developers who are able to take possession of the property – (via a sale or via a long term 98-year ground lease). The City is offering the property for its appraised value (to be determined by independent appraisal prior to closing) and will require full payment (of the sales price or of the one-time, upfront, lump-sum ground lease payment) at closing. The City seeks respondents who are able to make the investment necessary not only to acquire the property but to put the property to productive, tax-paying use. The City requires respondents to show evidence of their financial capacity, experience, and readiness to proceed. The City seeks 100% privately funded proposals that present a sound redevelopment approach and a sound business operating plan.
