Document Review and Construction Services (Design, Construction, Post Construction phases) • Review of all Design, Construction, and Post Construction Documents o A minimum of two reviews are to be completed: one at schematic design and one at 95% completion. • Cost Estimating Services • Conceptual and detailed estimating for current projects and future projects. • Cost estimating, as needed, during Pre-Design, Schematic, Design and Construction phases of project. • Cost estimation for procurement purposes. • Evaluation of costs, based on current bid cost in area and/or relevant to subcontractor work, including the evaluation of costs based on subcontractor bid costs, to include overhead and profit, mark-ups, etc., unless otherwise stated. • Cost estimating for accuracy, based on information provided and/or reasonable assumptions for other work not specifically covered in the drawings or specifications. • Cost estimate details for structural components, such as foundation, vertical structure, floor and roof structure, exterior cladding, roof and waterproofing, interior partitions, etc. • Cost estimating for contractor’s general conditions, overhead and profit and/or additional fees, and • Cost estimating to include inflation and escalation of pricing. • Pull Tests • Forensic Evaluations • Construction Dispute Services • Professional Witness Services • Thermal Imaging Moisture Testing • Roofing Core Testing • Roof asbestos testing services not provided under this contract but will require coordination with State asbestos testing vendor. • Spray Nozzle Testing 2. Building Envelope – Roof – Waterproofing Systems Evaluation, Inspection, Surveys and Services: • Visual Evaluation of existing roofing, walls, and Waterproofing systems support. • Climate Control • Aesthetic value • Moisture Intrusion Analysis • Non-Destructive (infrared and Nuclear) Moisture Surveys • Reporting to provide summary of existing conditions, recommendations for repair and/or replacement, and detailed cost projections associated with recommended repair/replacement. • Roofing Inspection Codes and Standards, ASTM D5957, ASTM D7877 and AAMA 501.2 3. Roof Moisture Survey Minimum Requirements: • Provide thermal imaging, wet areas painted on roofing. • Surfaces; photo reporting including thermograms, daytime photos of wet area anomalies, CAD drawing of roofing surface and wet areas, and square footage breakdowns of wet areas by roof section and percentage wet. • Minimum infrared camera requirements: Longwave 7–14-micron Infrared camera or equivalent. • Certified Level I thermographer • Secondary Infrared Scan verification: minimum Tramex Dielectric meter equipment. • Preferred Secondary Verification: Nuclear Backscatter Scan performed by Troxler certified technician.
