Seeks Expressions of Interest from firms interested in an outleasing opportunity for the International Trade Center (ITC) portion of the Ronald Reagan Building. Outleasing in government owned space is vacant or underutilized space in a federal building not required for use by a federal agency in the near term that is leased and operated by the private sector or state or local government entity. This is not an invitation for bids or a request for proposals.
AVAILABLE FOR LEASE
The U.S. General Services Administration is seeking interested parties for an outleasing interest in leasing and operating the International Trade Center (ITC) portion of the Ronald Reagan Building (RRB) located at 1300 Pennsylvania Avenue, NW, Washington, DC.
The ITC is structurally part of the RRB although it is legally distinct from the RRB. The ITC spaces consist of three major components that vary greatly in space type, use, term of use and location. The three components consist of:
- First component consists of approximately 500,000 sf of interior space, which includes conference/event space and retail/office space, located on the three public levels (concourse, ground, and mezzanine) and the Pennsylvania Avenue office tower
- Second component consists of approximately 700,000 sq ft of interior space for the parking garage on the B1-B4 levels are dedicated to parking uses. Some of this space has been set aside for the federal childcare center drop-off lane, secure cage parking, attendant workstations, loading docks, mechanical equipment, revenue gate areas, cashier booths and circulation areas. Levels B1 and B2 are designated for transient parkers, while levels B3 and B4 are for monthly parkers.
- Third component consists of approximately 174,240 sq ft outdoor Plaza exterior public use space includes the Daniel Patrick Moynihan Place, the Woodrow Wilson Plaza and the 14th Street Plaza
LEASE TERMS
The proposed lease term is five (5) years firm, with three (3) mutual five (5) year renewal options. This is a single net lease plus utilities.
EXPRESSION OF INTEREST
Expressions of Interest must be submitted to outleasingncr@gsa.gov no later than 10/2/2024 by close of business (COB).
Expressions of Interest must include the following information to be deemed eligible for further consideration (this is not an invitation for bids or a request for proposals):
1. Company name, business address and business size.
2. A statement of experience in event management, office/retail space leasing, retail food business or other retail business for over a 1 million sq feet of space.
3. Name, address, telephone number and email address of authorized contact person.
No brokerage fees will be compensated.
