Specifications include, but are not limited to: . The project includes building repairs, renovations, demolition, site preparation, site drainage, site utilities, parking and parking expansion. Repairs and renovations shall include: Building envelope to include all fenestrations, exterior walls, comprehensive roof repairs/replacement and other related areas; Building structural components repairs and upgrades; Comprehensive building mechanical, electrical and plumbing systems repairs and upgrades; all building interior components to include remodeling of spaces, substantial renovations, reconfiguring of spaces, and all types of finishes. The project will consist of multiple construction phases and possibly pre-construction services. The selected Construction Manager’s services may include preconstruction services consisting of value engineering, constructability analysis, development of a cost model, estimating, and the development of a Guaranteed Maximum Price at the applicable Construction Documents phase. Selection of firms will be made based on construction manager qualifications in accordance with the criteria outlined in the SJCSD manual for the Selection of the Construction Management Firm.
