Specifications include, but are not limited to: a. Contractor shall provide a single point of contact (Account Manager) to administer the Agreement b. Contractor shall maintain Minimum Qualifications as stated in bid for the term of Agreement c. Perform 4 Quarterly Preventive Maintenance (PM) Services per year, for all HVAC equipment located in the SPPD Headquarters building including the parking garage, central energy plant, and SPPD Training Center. Equipment to be serviced shall include all air handlers, roof top air units, exhaust fans, relief fans, water source heat pumps, BCU's, fan coil units (FCU's) and associated ductwork as needed. All work to be performed in accordance with the preventative maintenance schedule provided by the Owner. d. Follow original equipment manufacturer (OEM) recommended Preventative Maintenance tasks e. Inspect the exterior of unit for defects repair as needed f. Inspect and replace belts g. Change all pre-filters on a quarterly basis h. Replace all secondary filters including pleated, bag and/or high efficiency particulate air filters (HEPA filters) on an as needed basis with a minimum of one change per year (owner to advise) i. Lubricate bearings according to manufacturer's recommendations j. Perform system diagnostics, complete adjustments and software upgrades as needed k. Perform final cleaning of affected work area(s) and remove debris from site
