The work includes the replacement of the third-floor air handling unit (AHU). The contractor will replace the ductwork from the air handler to the mains within the mechanical room, as well as replace mechanical piping, chilled water valves, and associated accessories. The scope also includes the replacement of steam heating coils and the associated electric steam boilers located in the basement. Installation of a smaller electric hydronic boiler in the basement with new piping or a localized installation on the third floor, including associated hydronic circulating pumps. Variable Frequency Drives (VFDs) must be provided for the new AHU fan(s). Updates to the Building Management System (BMS) controls, including sequence of operations and schematics, are also required.
