Specifications include, but are not limited to: The City of Douglasville is seeking proposals from well qualified real estate brokers licensed in the State of Georgia to provide marketing services for a City-owned lot of 136 acres on Bright Star Road, at Douglas County tax parcel 1250250106. Disposition of real property by municipal corporations. The successful broker shall perform the following services: A. Study the relevant market factors and advise the City on how current market conditions may affect the sale of the lot; B. Advise the City on any options which might cost effectively increase the value and marketability of the lot, including but not limited to subdividing prior to listing; C. Prepare a list of comparable sites and their asking prices, and recommend a listing price; D. Coordinate with City staff in preparing and advertising the legal advertisement and bid blanks required by law; E. Market the lot for sale as required by law, including but not limited to listing the property on MLS, and providing “for sale” signage; F. Work cooperatively with other real estate agencies and agents to generate interest in the lot; G. Solicit written offers for the sale of the lot; H. Coordinate site visits and showings with potential buyers; I. Present all submitted offers to the City; J. Document any accepted offers, counteroffers, addenda and like in conjunction with City staff; K. Represent the City in negotiations with a prospective buyer from the time of offer until closing; L. Obtain all necessary signatures to bind a potential buyer to any final agreement; and M. Assist the City with all pre-closing, closing and post-closing matters.
