Property Management Tenant Management: • Tenant Screening and Selection o Conduct thorough background and credit checks. o Ensure tenants meet ADICA’s leasing criteria. • Lease Administration: o Prepare and execute lease agreements. o Enforce lease terms and conditions. • Rent Collection: o Collect rent and other payments from tenants. o Offer electronic direct deposit options for tenant payments. o Ensure timely collection and remittance of rents to ADICA. • Tenant Relations: o Address tenant complaints and disputes promptly. o Facilitate tenant move-ins and move-outs. o Ensure tenants maintain appropriate insurance coverage, listing ADICA as an additional insured entity. • Maintenance: o Regular inspection of properties to identify and address maintenance needs. o Coordination and oversight of maintenance and repair work. o Ensuring properties meet all safety and health regulations. • Financial Management: o Preparation and management of operating budgets. o Regular financial reporting to ADICA, including income and expense statements. o Management of property-related expenses and ensuring timely payment of all property-related bills. Maintenance and Repairs: • Property Inspections: o Conduct regular inspections to identify and address maintenance needs. o Maintain detailed inspection records. • Maintenance Coordination: o Coordinate and oversee maintenance and repair work. o Ensure all work complies with safety and health regulations. • Emergency Response: o Provide 24/7 emergency maintenance services. o Ensure prompt response to emergency maintenance requests.
