The City of Sandy Springs is seeking proposals from experienced and innovative operators interested in leasing and operating their concept in the space of the Williams-Payne House. The selected operator will be responsible for renovating and outfitting the space, appropriate to its historic character, to create a compelling destination for residents and visitors alike. Offerors may consider both the interior and exterior spaces surrounding the Williams-Payne House within their proposals. Potential uses for the space include, but are not limited to: 1. Food and beverage establishment (e.g., café, restaurant, bakery) 2. Boutique retail store (e.g., specialty goods, artisan crafts, local products, clothing) The selected operator will be responsible for any needed capital improvements to the property, subject to approval by the City. Such capital improvements shall include a structural analysis to determine occupancy capacity and to address structural issues. The City is committed to supporting the selected operator's success and will consider responses that propose discounted rent for the duration of the lease term. The property is currently zoned as Conservation and Open Space (CON-). The City will initiate the process to rezone the property for the proposed use, if deemed appropriate for operations within the historic structure. Alcohol sales would be permitted, contingent upon necessary rezoning and the Offeror obtaining all appropriate licensing.
