I. Scope of Services 1: Equipment • 6 Gearless Belted (Machine Room Less) elevator • 4 each Hydraulic elevator A. Performance: Maintenance will include inspection, lubrication, and adjustment of the following parts: i. Controller parts, selectors/dispatch equipment, relays, solid-state components, transducers, resistors, condensers, steel selector tapes, mechanical/elevator driving equipment, signal lamps/position indicating equipment. ii. Door operators, car door hangers, car door contacts, door protective devices, load weighing equipment, car frames, car safety mechanisms, platforms, car/counterweight guide shoes including rollers/gibs/emergency lighting. iii. Hoist way door interlocks/hangers, bottom door guides and auxiliary door closing devices. iv. Motors, brushes, brush holders, and bearings v. Governor components, governor sheaves and shaft assemblies, bearings, contacts, governor jaws, defector or secondary sheaves, car and counterweight buffers, car and counterweight guide rails, car and counterweight sheave assemblies and compensating sheave assemblies. vi. Pups, pump motors, operating valves, valve motors, leveling valves, plunger packings, exposed piping, above ground plungers and cylinders, hydraulic fluid tanks. B. Safety Tests: vii. Conduct an annual no-load test and annual pressure relief valve test. C. Parts Inventory: viii. Maintain a supply of frequently used replacement parts and lubricants to meet the routine requirements of the untis. Parts to be Otis or equivalent, to be kept on site or in contractors’ warehouse. D. Responsiveness: ix. Provide twenty-four, year-round dispatching and/or service. E. Special Knowledge Requirements: x. Must have specialized Tooling and Standard Work Procedures to safely and efficiently complete Gen 2 belt replacement repairs with minimal disruption and downtime of elevator equipment. xi. Mechanics must have technical support provided through local and remote engineering during onsite trouble shooting. xii. Must demonstrate five years, minimum experience and ability providing maintenance and testing support (Annual and Full Load Testing) on Gen2 equipment. xiii. Must provide Maintenance Control Program (MCP) tailored to the Hawaii State Hospital units.
