1. Remove existing brick chimney down below the roof line. Reconfigure the flu coming out of the chimney to meet 2015 IMC. Install framing to support the new sheathing patch. Flu pipe will need an approved roof flashing, storm collar and cap. 2. Remove existing shingles down to sheathing. Check over all the existing roof sheathing for any water damage, broken boards, and larger than ½” gaps between sheathing replace as needed. If a sheath over is required a change order must be okayed by the Construction Officer before continuing. Patch the existing holes from the turtle/can vents. Remove the sheathing at the ridge per shingle over vent manufactures directions. Install ice and snow guard around the lower section of roof making sure to cover at least a 1 ft over top plate on the exterior walls below. Installed approved water barrier over the remainder roof. Install 30-year architectural shingles homeowners’ choice of colors. New shingle over ridge vent. New plumber boots over the vents and split ring for the mast flashing. New 2” white style D roof edge. Permit required before work starts. 3. Install aluminum soffit & fascia throughout the overhangs and eves. 4. Install new seamless 6” gutters on the overhangs. New downs should have 2 straps every 8’ securing to the building. Install hinged elbows to all the tail pipes, which must be minimum of 4’. All connections should have no less then 2 color matching sheet metal screws. 5. Install R-19 Kraft insulation in the box seal. Cut pieces to go in-between joist making snug fit. Install down the box along side of joist. The perimeter of the basement floor system should be sealed from exterior air penetrations. 6. Remove the 4” cast iron stack and 2” cast iron stack in the basement. This may require section of floor removed due to the cast being compromised and leaking. Replace with PVC with proper cleanouts. Install a proper drain for the laundry washing machine. Currently it is being dumped into a sink. Replumb the drain to the laundry sink to meet current Plumbing Codes. Plumbing permit required before work starts. 7. Replace the Furnace flue coming off the appliance to the actual chimney. This flue has been compromised and could possibly start leaking Co2 in the future. Each connection must have minimum of 2 screws per connection. 8. Install Co2/ smoker detectors on all three levels. Must have be 10-year battery life.
