Specifications include, but are not limited to: A. Each Visit 1. Review facility logs and review concerns. 2. Check operation of crankcase heater. 3. Manually rotate condenser fans to insure proper clearance on the fan openings and ease of rotation. 4. Check for proper sequence of operation of unit which includes all motor starters, operating and safety controls. Make adjustments as needed. 5. Determine and record superheat and subcooling. 6. Fill out Maintenance Visit Log Sheet and review with facility staff. Include operating pressures, temperatures, voltages and amperages and uncorrected deficiencies. Include this with required report document. B. Seasonal Start-Up 1. Check chill water system flow and interlocks (pumps, flow switches). Make adjustments as needed. 2. Check other external interlocks. 3. Measure and record insulation resistance (megger) on compressor motors. Compare with previous values. 4. Check and record oil level in separator. Add oil if needed. 5. Start unit. 6. Check refrigerant charge. 7. Check and calibrate safety and operating controls. 8. Check the fan assemblies for proper clearance in the fan openings and for motor shaft misalignment, abnormal endplay, vibration, and noise. 9. Clean condenser fans. 10. Clean condenser coils with a high-quality detergent approved by the Owner. C. Operating Season Maintenance 1. Check chill water system flow and interlocks (pumps, flow switches). Make adjustments as needed. 2. Check other external interlocks. 3. Clean condenser coils with a high-quality detergent approved by the Owner. D. Fall Shutdown and Annual Winter Maintenance 1. Check unit thoroughly for refrigerant leaks. 2. Check and record oil level in separator. Add oil if needed. 3. Obtain oil sample and send to a qualified laboratory to perform a compressor oil analysis to determine system moisture content, wear metals, and acid content. Provide analysis report to Owner. 4. Check and tighten all control and power circuit terminals. 5. Check starter and other contacts for wear. 6. Measure and record insulation resistance (megger) on compressor motors. Compare with previous values. 7. Check the fan assemblies for proper clearance in the fan openings and for motor shaft misalignment, abnormal endplay, vibration, and noise. 8. Clean condenser fans. 9. Clean condenser coils with a high-quality detergent approved by the Owner.
