The masterplan must address the constraints of the Walesboro site while maximizing the economic benefits over the long run. The selected firm should deliver actionable, strategic recommendations that align with the Greater Columbus Area economic development strategy and the local approach to seek the highest, best use for all of their properties. Specifically, we want to know the minimum public infrastructure investments needed to maximize the future use and development of the property. The master plan activities must include the below elements, with additional items beyond this appreciated but not required: 1. Site Analysis: Conduct an in-depth assessment of the Walesboro Airport site, considering floodplain, stormwater management, civil infrastructure, and landuse factors. 2. Masterplan Development: Propose development directions that maximize the use of the site over the long run (highest and best use), considering road access, flood mitigation, and industrial development. Having options to choose from for different types of industrial development routes is preferred. 3. Stakeholder Engagement: Collaborate with key stakeholders both in person and virtually, including the Airport Board, Economic Development Corporation, and City Planning Department to ensure the masterplan aligns with broader city objectives. Interested firms should be aware that the selected team should not plan to do this work entirely remotely, as they will be expected to spend time in Columbus when appropriate. 4. Regulatory Compliance: Ensure any suggested plans comply with local, state, and federal requirements, particularly those related to floodplain management and environmental sustainability.
