Specifications include, but are not limited to: All work to be done during normal business hours 6:30am-4:00pm Mon- Fri. After hours are available with prior approval and coordination. Shut down all mechanical equipment prior to starting and use lock-out tagout procedure. Isolate, drain, remove, and dispose of existing air handler and materials. Contractor will provide all material and labor to replace the northwest air handler unit # 16 located in the Grand Materials building. Contractor will replace the existing AHU with a new, AHU capable of providing equal performance. New AHU will include a GPS auto cleaning ionization system for reducing air particles, variable speed drive for both supply and return fans, and the cabinet will be composed of stainless-steel construction. All existing Network Automation Engines (NAEs) and Field Enhanced Controllers (FECs) will be upgraded to the latest versions. New AHU will need to work with Johnson Controls Metasys controllers, NAE's and FEC's connected to the Field Controller (FC) buss. Existing ductwork will not be replaced, except for any torn or damaged ductwork, where and maybe do unit pricing for replacement, what is the size of the duct work, field verify sizing of duct prior to order. Contractor to perform test and balance (TAB) after AHU is installed. Reinstall smoke and/or heat detectors to existing fire alarm system. Provide piping insulation repairs when work is complete. Verify above listed work is per local plumbing code. Verify above listed work is per local electrical code. Work not in scope will need prior authorization using the AIA G701 that will be signed by all parties before commencing. Change orders will have a total 15% OHP between GC and any subcontractors.
