Design services shall include: 1.3.1 The contract for this work will be a modified ConsensusDoc 803. See link on cover page for a sample contract. 1.3.2 All design disciplines necessary to complete the scope of work. 1.3.3 Attend design kick-off meeting onsite to discuss desired outcome of the project with the Owner, Construction Manager, and Owner’s maintenance staff. 1.3.4 Use of the State of Iowa‘s construction management software program for uploading all documents, submitting and approving pay apps, and construction administration. The cost for the use of the software is paid by the Owner. 1.3.5 Scope of work shall include the following: 1.3.5.1 IPI Building Roof Replacement: 1.3.5.1.1 Review IPI Roof and design for a full overlay of the current roof system. The IPI building is 19,800 SF. 1.3.5.1.2 Consideration shall be given to re-use existing insulation, but additional insulation may be required to comply with current energy code. Roof currently is experienced leaks and locations have been identified. 1.3.5.1.3 The intent is to produce a single set of construction documents for bid and to award all roofing work to a single roofing contractor. 1.3.5.2 Unit K Pre-Cast Sealant Replacement: 1.3.5.2.1 Review Unit K building for the replacement of pre-cast joint sealants, including windows and penetrations. The Unit K building is 7,700 SF. 1.3.5.2.2 Design shall note any building envelope items that may be of concern during pre‐cast joint observation. A list of any observed conditions shall be turned over to the State for reference. Design associated with observed conditions outside of the pre‐cast joints shall not be part of this RFP. The State reserves the right to negotiate design services to correct noted items at their preference. 1.3.5.2.3 The intent is to produce a single set of construction documents for quote and to award all Unit K work to a single contractor.
