Specifications include, but are not limited to: A. Routine maintenance includes: 1. Unit preparation – services that are routine and prepare a rental unit for occupancy after a current resident of the property moves; such as cleaning (including carpets), painting, repairing holes in wall, repair or replacement of fixtures and appliances, replacing smoke detectors and fire extinguishers as needed. 2. Service requests – requests by City staff to perform routine tasks, such as unstop commodes, repair fixtures, appliances, minor repairs, and restore power to occupied units. 3. Cooling and heating systems – includes monitoring, testing, preventative maintenance, minor repairs of leaks, and heating and cooling equipment. B. After-hours emergency maintenance includes: 1. Fielding after-hours maintenance calls and completing repairs that require attention before the next business day in order to prevent further damage or may be a detriment to the health of residents of the unit, such as repair of plumbing leaks, inoperable heating systems during dangerously cold weather, and abatement of fire hazards. 2. Phone response to such an emergency to evaluate need for in-person response must be within 60 minutes. C. The awarded vendor will also be responsible for removing and disposing of all demolished or unused materials, and all associated work such as trim, paint, insulation, caulk, flashing, and all interior and exterior repairs in order to complete maintenance work items. D. All work performed must conform to all codes. E. Professional workmanship shall meet or exceed existing industry standards.
