Specifications include, but are not limited to: The City will be applying for LEED v4(4.1) certification for the WPC Admin building. The City desires to reach a Certified LEED certification level. The City is specifically looking for a Commissioning Agent that will provide services required to achieve LEED Energy & Atmosphere Prerequisite 1 – Fundamental Commissioning of the Building Energy Systems, and/or Credit 3 – Enhanced Commissioning. The cost proposal shall be broken down as described in the submission instructions. The anticipated schedule for the construction of the administrative building is for construction to start around August 2024 and be completed around June 2025. The following is a summary of services based upon language from USGBC regarding the steps required for both credits. Commissioning Tasks (LEED Credit EA Prerequisite 1 + LEED Credit EC Credit 3) - Design Phase Fundamental Commissioning 1. Designate an individual as the commissioning authority (CxA) to lead, review and oversee the completion of the commissioning process activities; o The individual serving as the CxA must have documented commissioning authority experience in at least 2 building projects; o The individual serving as the CxA must not be an employee of Strand Associates; o The individual serving as the CxA must not be an employee of, or contracted through, a contractor or construction manager that is awarded any construction contracts; o The individual serving as the CxA must report results, findings and recommendations directly to the owner; 2. Owner’s Project Requirements o Assist City of Ames in the preparation of the Owner’s Project Requirements (OPR) document; 3. Review Basis of Design o Review the Basis of Design (BOD) for clarity and completeness as well as its adherence to the requirements listed in the Owner’s Project Requirements (OPR); 4. Commissioning Requirements o Develop and Incorporate Commissioning Requirements into the Construction Documents; 5. Prepare a Draft Commissioning Plan o The Commissioning Plan will outline commissioning tasks and identify Owner, A/E team, Contractor, and CxA responsibilities. The plan shall include acceptance criteria for installation and systems performance. The CxA will update the Commissioning Plan throughout the project to reflect any project changes; 6. Prepare Commissioning Narrative o At the completion of each design phase prepare commissioning narrative that details the status of commissioning activities; 7.
