Specifications include, but are not limited to: The University of Kansas (KU) is seeking proposals for the lease, development, and operation of commercial space in the building located at 12520 Quivira Rd, Overland Park, Kansas (“Building”), which is near KU’s Edwards Campus at 127th and Quivira. The Building has significant deferred maintenance. As such, KU estimates the building will require at least $1M and up to $1.5 million in capital improvements to restore its market competitiveness. There are currently two tenants in the Building. The awarded real estate broker/developer will enter a 20-year Master Lease with KU with assignment and assumption of those two existing tenants and will be required to make the required improvements to the building within 365 days of signoff of the Master Lease award. Improvements proposed must include at a minimum: • Renovating the parking and exterior landscaping • Updating the building exterior • Repairs to the roofing • Repairs to the HVAC systems; and • Other improvements as required to make the building market viable.
