a) *The Contractor must conduct a preliminary inspection in the month of July of each contract year to develop a list of parts/equipment to be ordered prior to initiation of services in August/September. The Contractor will provide MPA with the list of parts and equipment along with the delivery date schedule so that the best day can be chosen for preventative maintenance. b) Cleaning and firing of oil boiler, gas boiler, gas radiant tubes, and gas furnaces to be completed between August 1 and September 30 yearly. c) Remove all clean outs on fire side of boiler. d) Flue tubes and baffles to be removed for clean and inspect for damage or wear (domestic hot water boilers shall include disassembling and cleaning flues). Upon approval of MPA, repair or replace damaged and/or worn parts. e) Thoroughly brush and vacuum flue passageways. f) Remove burner to access fire box. Thoroughly brush and vacuum fire box. g) Remove drawer assembly, clean and inspect for damage(s) or wear. Upon approval of MPA, repair or replace damaged and/or worn parts. h) Remove oil burner nozzle and replace with new nozzle(s) and electrodes. i) Remove oil filter and replace with new filter(s). j) Remove pump, fuel and duplex strainers/filter and replace with new strainer/filter.
