2. Scope Overview In general, the selected Offeror will be required to provide a full range of architectural and engineering services necessary to construct the specified educational facility inclusive of but not limited to civil, structural, architectural, mechanical, plumbing, electrical, telecommunications, safety and security, fire protection, interior design, and furniture, fixtures, and equipment. All design elements shall be in accordance with the City Schools district design standards. These services shall also include: 2.1 Project planning due diligence (i.e. environmental surveys, site boundaries, easements, utility access/connection, traffic/pedestrian access and impacts, etc.) 2.2 Project shall achieve Net Zero Energy status and a minimum USGBC LEED Silver status. 2.3 Utilization of Building Information Modeling software across all disciplines as applicable. 2.4 Design Submissions in accordance with Maryland PSCP Administrative Procedures Guide and Maryland Department of General Services (DGS) Procedure Manual. 2.5 Design presentation to the Baltimore City Urban Design and Architecture Advisory Panel (UDAAP) at 30% and 90% design completion. 2.6 Reconciliation of and adherence to the approved site specific educational specifications as part of each design submission. 2.7 Assessment and potential integration and/or restoration of any art work that may be existing on site. 2.8 Assessment and restoration historic structures on site. 2.9 Submissions and presentations to Maryland Historic Trust (MHT) and Commission for Historical and Architectural Preservation (CHAP). 2.10 Space tabulations utilizing the Areas, Volume, Efficiency (AVE) Forms, by room, of net assignable square footage (“NASF”) and total gross square footage (GSF) for the building, organized by departmental breakdown following the space allocations included in the previously approved schematic design. Indicate programmed net areas and actual along with any difference. If the difference is greater than 10 percent, indicate the reason.
