1. Project Overview This Statement of Work outlines the preventive maintenance services to be performed on the Uninterruptible Power Systems (UPS), peripherals, VRLA (Sealed) Battery Systems, and Liebert CRV Water/Glycol Precision Cooling Systems and Air-Cooled Dry Coolers for the Maryland Department of Human Services located at 25 South Charles Street, Baltimore, MD 21201. The services include essential power and cooling preventive maintenance (PM) scheduled over the contract period from January 30, 2025 to January 29, 2026. 2. Services to be Performed A. Uninterruptible Power Systems (UPS) and Peripherals Maintenance 1. Essential Service - 2 Preventive Maintenance Services: ○ Frequency: Scheduled by the customer between 8 AM - 5 PM, Monday-Friday (excluding State of Maryland holidays). ○ On-Site Service: Includes 2 Preventive Maintenance Services with a guaranteed 4-hour emergency response time, 24/7. ○ Customer Support: Access to the Customer call center to report emergencies. ○ Parts: Coverage includes parts (limits may apply; see Assumptions and Clarifications). ○ Labor & Travel: 100% labor and travel coverage, 24/7. ○ Service Professional: Performed by Vertiv and Leibert factory-trained or certified technicians. ○ Battery Recycling: Includes battery recycling as required, with documentation meeting EPA and State of Maryland requirements. 2. Tasks to be Performed: ○ Complete visual inspection of equipment and components. ○ Check mechanical connections for tightness and heat discoloration. ○ Clean internal compartments. Server Room Power & Cooling Maintenance 2 ○ Perform status check of alarm circuits (if applicable). ○ Calibration to meet manufacturer specifications (if applicable). ○ Operational checkout, including transfers and proper status indications. ○ Check or perform Engineering Field Change Notices (FCN). ○ Return unit to operational service and verify display indications. B. Stationary Battery Systems Maintenance 1. Essential Service - 2 Preventive Maintenance Services: ○ Frequency: 1 Preventive Maintenance Service scheduled between 8 AM - 5 PM, Monday-Friday (excluding State of Maryland holidays). ○ On-Site Service: Includes guaranteed 4-hour emergency response, 24/7. ○ Customer Support: Access to the Customer call center or portal to report emergencies. ○ Internal Battery Coverage: Coverage includes parts, labor, disposal, and battery jars as required. ○ Labor & Travel: 100% labor and travel coverage, 24/7. ○ Service Professional: Performed by Vertiv factory-trained technicians with proprietary tools and software. ○ Battery Recycling: Includes battery recycling with documentation meeting State of Maryland and EPA requirements. 2. Tasks to be Performed: ○ Inspect battery and battery room cleanliness. ○ Measure and record total battery float voltage and charging current. ○ Measure and record overall AC ripple voltage and current. ○ Visually inspect jars for cracks and leakage. ○ Inspect for corrosion and measure ambient temperature. ○ Verify ventilation equipment condition, if applicable. ○ Verify battery rack/cabinet integrity. ○ Measure and record cell temperatures, float voltage, and internal Ohmic values. ○ Provide a detailed written report noting deficiencies and corrective actions needed. C. Liebert CRV Water/Glycol Precision Cooling Systems Maintenance 1. Essential Service - 2 Preventive Maintenance Services per system (total of 6 PMs): ○ Frequency: Scheduled by the customer between 8 AM - 5 PM, Monday-Friday (excluding State of Maryland holidays). ○ On-Site Service: Includes 2 Preventive Maintenance Services per system with guaranteed 4-hour emergency response time, 24/7. ○ Customer Support: Access to the Customer call center or portal to report emergencies. ○ Labor & Travel: 100% labor and travel coverage, 24/7. ○ Service Professional: Performed by Leibert factory-trained or certified technicians. 2. Tasks to be Performed: ○ Inspect and clean the condenser coils and evaporator coils using non-acidic, organic cleaner. ○ Check refrigerant levels and recharge if necessary. ○ Inspect all mechanical connections and tighten as needed. ○ Test and calibrate temperature and humidity controls. ○ Inspect and clean all drainage systems and traps. ○ Verify the operation of fans and motors. ○ Measure and record operating parameters (temperatures, pressures, etc.). ○ Provide a detailed written report on system performance and any necessary corrective actions.
