The Leased Property: The improved property offered for rent or lease (the “Leased Property”) must be vacant and contain at a minimum 17,000 square feet of interior space. If there is more than 17,000 sf of vacant space available at a property(s) offered for rent or lease, the Town may choose to lease a greater amount of space up to a maximum of 24,000 square feet. The Leased Property may be located within a partially occupied building, as long as the Leased Property offered for rent has a suitable number of separate, secure entrances and the Leased Property provided to the Town is only accessible from these separate entrances. The Leased Property must be located within 20 minutes of the center of Amherst and be handicapped accessible. The Leased Property must contain restrooms that can accommodate staff and visitors and possess ample parking reserved solely for use of the Library. To achieve the desired square footage of leased space described above, the Town would consider the lease of up to 3,000 square feet of first floor, conditioned space at a location separate from the primary Leased Property location to be used for storage and retrieval of books, as long as the separate space meets the other requirements of this RFP and is located no more than a 10-minute drive from the primary site. The space must be flexible for build-out by the Town, if necessary, at the cost of the Town. The Leased Property must be available for occupancy December 1, 2024 and remain available to the Town until December 1, 2026 (24 months).
