1. Demolition: o Complete demolition of all structures, foundations, footings, and active or abandoned septic tanks on the site. o Complete demolition of all asphalt pavement and other impervious surfaces on the site except the existing driveway approach situated on the public right-of-way. o Safe and efficient removal of the building, ancillary structures, and all pavement material. o Ensure compliance with environmental and safety regulations during demolition activity. o Independence Township is handling the administrative work to facilitate termination of water, sanitary sewer, gas, and electric utilities. The contractor shall be responsible to verify terminations in the field and to facilitate accessory utility terminations such as telephone, cable, etc. The disconnection of each utility service shall be done in accordance with the regulations of the utility concerned. o All storm sewer and sanitary sewer leads, laterals and connections shall be disconnected at a point no greater than 2’ behind the existing ROW line. The pipes shall be cut clean and capped with rubber and stainless-steel cap as manufactured by Fernco or approved equal. Each connection shall not be covered until approved by the OWNER. o Any active or abandoned septic tanks shall be pumped/drained empty by a licensed sewage hauler and the structure shall be either removed or crushed in place at the contractor’s discretion. o The contractor shall facilitate the removal and return of any water meters to the Township’s Department of Public Works. 2. Debris Removal: o Transportation of all debris to a licensed landfill. o Ensure compliance with environmental and safety regulations during debris removal. 3. Excavation and Filling: o Backfilling excavations with approved materials in accordance with contract documents and township ordinance. o The finished site will be graded in a manner that prevents ponding or stormwater runoff onto neighboring properties, and in a manner that allows for the property to be properly mowed and maintained. 4. Hydroseeding: o The site will have adequate topsoil imported and placed and will be hydroseeded to ensure the site is left in stable and aesthetically pleasing condition. o The Township reserves the right to withhold up to 10% of final payment pending verification of successful seeding and grading in accordance with the Scope of Work. 5. Asbestos Abatement: o Identification and abatement of regulated asbestos containing materials shall be performed separately prior to demolition and shall not be the responsibility of the selected contractor.
