Specifications include, but are not limited to: Seasonal start up –Mid-April Fill the systems that were drained at seasonal shut down and purge system. (See Note 1) Perform seasonal start up at other locations. Review manufacturer’s recommendations for startup. Check auxiliary equipment operation. Check Refrigerant and oil level. Check oil sump heater(s). Check and test all operating and safety controls. Start chilled water pump. Start condenser water pump and cooling tower. Start water chiller. Log all operating conditions after unit stabilizes. Review operating procedures and owner’s log with chiller operator. Check/test surge protection device. Note 1 -The following buildings do not contain glycol in their systems, and will need to be filled and purged at the seasonal start-up of the system: Beacon Tree Elementary Davis Junior High Heritage Junior High Jeannette Junior High Malow Junior High Stevenson Senior High Scheduled preventive maintenance/inspection –Mid-June Inspect for refrigerant and oil leaks. Inspect vibration eliminators and water piping for leaks. Check freeze protection, evaporator and piping heaters, glycol content. Clean water-piping strainers. Check refrigerant in sight glass. Check compressor oil presence in sight glass, ifapplicable. Inspect and tighten electrical connections. Check relays and operating/safety controls. Check crankcase heater operation. Meg hermetic motor. Check operation of electronic expansion valve. Perform Micro-Tech check log and last fault analysis, analyze performance. Check condenser coils, clean debris from around condenser, Model ALS cooled units. Check condenser fan operation, Model ALS air cooled units. Check condenser water flow Model PFS water-cooled units. Clean and paint external surfaces as determined. Check/test surge protection device. Scheduled preventive maintenance/inspection –Mid-August Inspect for refrigerant and oil leaks. Inspect vibration eliminators and inspect water piping for leaks. Clean water-piping strainers. Check refrigerant in sight glass. Check compressor oil presence in sight glass, if applicable. Inspect and tighten electrical connections. Check relays and operating/safety controls. Check crankcase heater operation. Perform Micro-Tech check log and last fault analysis, analyze performance. Check condenser coils, clean debris from around condenser, Model ALS air cooled units. Check condenser water flow, Model PFS water-cooled units. Take and record water side pressure drops across vessels. Check/test surge protection device. Seasonal shut down/annual winter maintenance –End of October The following buildings do not contain Glycol in their systems. The bundle and exteriorpiping need to be drained. When draining the exterior piping and bundles on these systems, isolate the building do not drain the interior piping.
