1. Be an existing company with an established and active business record in the evaluation of real estate for general property tax purposes in the State of Michigan. 2. Have personnel who will be available for the full execution of this contract. 3. Ensure that all work be performed in a professional manner. 4. Interview, measure, price, and value commercial and/or industrial properties in the local units of government in Ingham County. The units of government and number of appraisals will be established by the Equalization Director. 5. Agree that the overall sampling procedure and selected parcels will be subject to approval of the Equalization Director and follow IAAO Standard. Individual samples will be selected by the contractor. 6. Make every reasonable effort to obtain a representative sample of the taxable commercial and/or industrial property in the assigned local unit, stratified by SEV and parcel count. For example, a typical representative sample of commercial property on a breakdown percentage basis could be, but not limited to: Multi-Family/Apartments: 15% of total parcels Restaurants: 10% of total parcels Offices: 15% of total parcels Retail Sales and/or Services: 50% of total parcels Parking Lots: 10% of total parcels 7. Conduct an interview at each property and make a full inspection for each property appraised.
