1. Schematic Design: Provide a minimum of the following items. a) Conceptual design options b) Site visit c) Translation services, if needed. d) Photo or art acquisition and any associated fees and permissions, as needed. e) Provide 100% Schematic Design documents (drawings and outline specifications or narratives) for review and cost estimate. Project cannot move to next phase if scope is over budget. Design team to redesign to meet budget. f) Participate in one meeting to present to Tribal Partners and document the feedback. g) Participate in one core team meeting. 2. Design Development: Provide a minimum of the following items. a) Provide 100% Design Development documents (drawings showing all intent and developed project manual with technical specifications) for review and cost estimate. Project cannot move to next phase if scope is over budget. Design team to redesign to meet budget. h) Design Development Drawings to be included (at minimum): Site Plan, plans, elevations, details, and sections. b) Provide Project Manual in current edition of Master Format by Construction Specifications Institute (CSI). c) Final finish selections including paints, fabrics etc. Selections shall contain a minimum of three manufacturers and reflect County Standards. d) Respond to comments provided by the County Insurer’s review of the Design Development documents and incorporate into the Construction Documents. e) Participate in one meeting to present to Tribal Partners and document the feedback. f) Participate in one core team meeting. 3. Construction Documents: Provide a minimum of the following items. . a) Construction Documents including drawings and project manual with technical specifications for Owner Review and approval at 65% and 100% completion. 65% CD set to include full definition of scope of work and developed project manual, including Owner’s front end documents. 100% CD set to include fully developed drawings and project manual with no missing items. These reviews will be followed by review comments and final edits before documents are issued for Bidding and Plan Reviews.
