This scope of work includes the following work and deliverables: 1. Receive funds; create and manage accounts: Collect funds for reimbursable operating expenses Deposit all receipts and withdraw funds to pay expenses for operation 2. Provide necessary goods and services. Perform or contract for the performance of services normally associated with a facility of this type and size, including without limitations: a. Custodial services (see attached Custodial services requirements) b. Interior and exterior window cleaning twice a year (spring & fall) c. Maintain and repair building components, such as plumbing, HVAC, elevators with one certified staff member on site d. Other normal and customary Property Manager responsibilities, e.g. sweeping the parking lots and garage, parking lot snow removal, sidewalk snow and ice removal, grounds maintenance (plantings & lawn). 3. Provide consumable supplies: a. Cleaning supplies b. Normal and customary restroom consumable supplies 4. Pay expenses of operation. Receive and review invoices for goods and services procured, review and pay invoices. Whenever possible, take advantage of early payment and other trade discounts.
