Specifications include, but are not limited to: • Own and operate a business which provides regular access to the facility by the general public and the Youth Advisory Board (YAB). This includes, but is not limited to, o Providing staffing and management of the business o Holding regular and predictable business hours o Being financially responsible for all items not identified to be paid for by the City of Hopkins, City of Minnetonka, Hopkins Public Schools or Three Rivers Parks District as listed in this RFS o Allowing the use of the facility for Youth Advisory Board (YAB) events such as study night, themed events, and board meetings • Lease the facility using a percentage lease or a monthly lease in an amount to be agreed upon with the selected business • Sign a lease for five (5) years, which may be renewed if all parties agree • Have a proven track record of successfully operating a business similar to what is being proposed • Support current YAB events and work collaboratively to maximize attracting visitors • Identify Depot needs, desires, and interests of the community and YAB currently and provide a business model which supports these needs over time • Support the Depot as a Trailhead which includes use of the parking lot, outdoor seating areas and bathroom facilities by trail users. Bathrooms must be accessible to the public during business operating hours.
