Specifications include, but are not limited to: Operate and manage a retail and/or food service operation in 2,373 sq ft of retail space at Target Field Station located at 501 N. 5th St., Minneapolis 55401. a. Operation, and maintenance of the Space: The County expects the operation and maintenance a first-rate retail and/or food operation. Tenant responsible for the provisions of all goods and materials to support the service. Tenant responsible for the maintenance of the fire suppression system for all cooking and exhaust hoods/vents should they be installed in the Space. b. Furniture and equipment: Tenant shall be responsible for any furniture and equipment for the Space including the repair and maintenance of all furniture and equipment which Tenant shall own and remove at lease expiration/termination unless otherwise agreed upon by County and Tenant. c. Tenant shall be responsible for the payment of all utility bills including electric and gas. d. Tenant shall meet and be in compliance with the insurance requirements as outlined in Section XIII of the lease agreement shown in Exhibit E. e. Signage, graphics and advertisement boards. Signage relating to the retail and/or food operation will be limited to locations within and on the Space. All window and exterior signage much be approved by County and adhere to all municipal codes. f. Wall decorations: Similar to other designs, wall decorations need to be approved by the County. g. Decorative lighting beyond the County-provided lighting. Wiring and installation of additional decorative lighting needs will be permitted, but subject to approval of the County. h. Tenant shall be responsible for all office furniture and equipment, including but not limited to computers, and telephones.
