1. Project Overview • Project Name: Upper and Lower Roof Replacement for the Transition Center • Location: 219 South Farmers Street, Otsego MI 49078 • Project Type: Replace both the Upper and Lower roofs and encapsulate/remove the windows • Objective: Our goal is to replace the current roofing systems to meet safety, energy efficiency, and durability standards, and eliminate the condensation that forms on the windows between the upper and lower roofs. 2. Scope of Work • Roof Areas: The Upper Roof is Tar and Gravel built over 2” perlite insulation board over a metal deck, approximately 250 sq ft. The Lower Roof is single ply TPO over insulation board on a metal deck, approximately 7,700 sq ft. • Materials Required: Upper & Lower Roofs one layer of 1.5” Polyisocyanurate insulation board to be fastened over existing roofing for additional R-Value. Mechanically attach a new white .060 mil reinforced Thermoplastic Polyolefin (TPO). Roof seams are to be Heat Welded. Install Parapet Wall Between Lower and Upper Roof. Cover the existing windows with OSB that will be fastened to the wall. The internal finishes of the OSB to be agreed upon at the pre bid meeting. Adhere the roofing Material to the parapet wall to create a single roofing system. Detail the materials to be used or specify if contractors should recommend materials. Include insulation, waterproofing, and other necessary items. • Preparation & Demolition: Remove and dispose of loose gravel on Upper Roof. • Structural Assessments: Indicate if any structural inspections or assessments need to be conducted. • Installation Requirements: Flash all curbs and protrusion according to the manufacturer specifications. Install tapered insulation around drains to create an 8’ X 8’ area that will slope to existing drains. If needed provide a wood Nailer to match insulation heights at the perimeter of the building. Install 24 – gauge 2 – piece metal at the perimeter of the building will encapsulate the perimeter of the building attached with the clip, install cover metal on top of the clip and encapsulating membrane. Outline the installation requirements, including ventilation, flashing, gutters, downspouts, etc.
