Specifications include, but are not limited to: The scope of work includes preliminary design study, preparation of construction bid documents and construction support services. a. Complete Civil Engineering and Landscape Design services. b. Identify all current operational needs of the department in the design phase for each room and distinct space with full design and space programing including future growth projections. c. For each operational need established, determine area required to support the defined need; determine additional area requirements not identified in the operational need requirements. d. For the space needs identified, determine the most appropriate development scenarios to meet the long-term needs of the department. e. Prepare project budget evaluation and potential modifications/adjustments. f. Prepare alternative layouts and configuration development and analysis. g. Prepare comprehensive Interior Design services with attention to detail, quality, and finish of materials. h. Develop presentation(s) to demonstrate the design intent of the facilities to City Council, staff, and public. i. Develop security system design including building/facility access, alarm, video monitoring/recording, and remote access. j. Develop a statement of probable construction cost for each development scenario. k. Estimate annual operating costs for each facility. l. Prepare schematic design with floor plan layouts and building views for review and feedback. m. Prepare a schedule/timeline for completion of project to include milestones in the process. n. Provide assistance in selecting the Construction Manager at Risk (CMaR) through and RFQ/RFP process.
