1726 - Dawn Theater Rehabilitaion and Blight Elimination

The Dawn Theater was originally constructed in 1915 as a commercial building. It has a rectangular floor plan with masonry bearing CMU walls and a brick façade. In 1919, the building was renovated into the Dawn Theater. The roof was raised to accommodate a balcony level in the front and a fly space over the stage in the rear. The theater opened in 1919 as a vaudeville and silent movie house. When sound movies were introduced in 1929, the theater was used just for movies.
The intent of this project is to eliminate blight and rehabilitate the historic theater to a multi-purpose space, modern community center, performance space and banquet facility. The Bid Solicitation 00 10 00 - 2
scope of work includes the complete replacement of all MEP systems and selective interior finishes. New construction will include renovating the entire first floor and balcony with new perimeter furring and gyp board finishes and ceilings. The Lobby area will be reconfigured for new restrooms, concession area and box office in addition to a vertical platform lift. Three of the exterior elevations will require repointing of the CMU walls and a new metal siding system. The front façade will be restored to its appearance in 1919 which includes repointing the original brick, restoration of the original wood windows, a new marquee and the rebuilding of the original parapet wall. A new EPDM roof with associated gutters and flashings will also be installed.
