The project will replace existing damaged roofing materials (down to the concrete pan which will need to be inspected for structural soundness before replacement) we currently have rainwater and snow melt in our facilities, specifically in Building # 45 in the Waiver Services area which is directly under this roofing material. Upon completion of the project, the awarded Contractor will certify the work to prevent rain and snow melt entry into the occupied facility. Warranty coverage for Twenty 20 years is required. Square footage of roofs is approximately 17,000 with just under 300 linear feet. The project will consist of the following items and any others bidders feel in their professional experience may be needed. Public services will continue during the project. Safety for clients and personnel must always be a priority by the contractor. Remove and set aside walking platform for reinstallation after roof replacement. Remove existing termination bars, roof membrane and insulation down to concrete pan decking. Assure decking is not deteriorated, structurally sound, and dry prior to installation of new insulation and membrane. Should decking be damaged bring to the attention of the owner, have repairs made on a time and material basis. Furnish and install new insulation with a minimum thickness of 2.5” and R Value of 15. Furnish and install new fully adhered membrane with a minimum thickness of 60 millimeters. Membrane, at minimum, must meet or exceed current product. Furnish and install new aluminum termination bars. Replace walking platform. Provide a minimum of twenty (20) year manufacturer warranty and a five (5) year workmanship warranty. Mitigate sources of water near the glass enclosure. Install proper termination materials along edges of buildings to prevent entry of water and snow. Contractor will test roof drains at completion of project to confirm proper drainage of the roof and functionality.
