1. Interior Renovations to an existing Library Building “E-Wing” consisting of the original building built in the early 1970s and one addition constructed in the 1990s. The building consists of a basement level (Level 000), partially at grade, main level (Level 100) and upper level (Level 200) with an overall area of approximately 84,000 square feet. 2. Renovation work will include selective demolition, space reconfigurations on all three floors, new finishes, and new systems including but not limited to mechanical, electrical, plumbing and fire suppression. With proposed project alternates a new structural system (footings, columns, beams, stairs) will be introduced at the basement level extending up through the existing library to support a new floor opening, stairs and potentially new elevator. 3. Exterior Work shall include complete roof replacement and installation of new EPDM roof system. Removal/replacement of mechanical units and related mounting and distribution. At Level 000, a portion of the existing curtain wall system will be removed and new entry installed as well as a new concrete apron and steel canopy structure. 4. The new mechanical systems will include new roof-mounted, packaged AC/gas heating units (to replace existing units), installation of new heat pump systems to serve IT spaces, installation of new VAV boxes with hot water reheat coils, ductwork modifications to accommodate the new space configurations, and a new BMS control system. 5. Fire protection work includes modifications to the existing wet-based sprinkler system to accommodate the new layout. 6. Electrical work includes new lighting throughout, revised power distribution, revised fire alarm system, revised data/IT networks, and new door access controls to accommodate the new layout. 7. Loose furniture, library shelving/stacks shall be furnished and installed by Owner. 8. The Project Specifications includes several alternates. Refer to Section 012300 within the project manual for full details. a. Note: The Proposal Pages of this IFB include each Alternate for Bidder pricing purposes. 9. Work includes all temporary protection, daily clean-up, and protection of existing finishes to remain. 10. The entire ‘E-Wing’ building will be unoccupied during construction.
